A smaller home for everyday life
Begin with who will use the home and which rooms are essential. A good brief connects cooking, living, sleeping and washing without unnecessary circulation space. Discuss daylight, privacy, storage and the relationship with the house or garden. The final area and shape follow from your needs and site possibilities.
Living close to family, with a place of your own
Would you like to live near parents or other family members? Define which spaces work independently, what you share and how privacy is maintained. Discuss access, services and future use. The design can then start with your actual living arrangement and the municipality can assess the appropriate planning framework.
Considering a zorgwoning in Flanders?
Zorgwonen has specific conditions relating to residents, ownership and the smaller dwelling. Notification can be sufficient in certain situations. An Eco Kit or compact home does not qualify automatically. Have the municipality and project team assess whether your proposed design and use meet the conditions.
Accessibility and comfort from the first sketch
Discuss thresholds, doors, circulation, a usable bathroom and the route between street, home and garden. Explain which aids or support the resident uses and what may change later. Accessibility needs to be designed for the person and the proposal; a compact plan alone does not establish it.
What does a compact home cost?
Compare the same scope: kit, design, foundations, assembly, services and finishes. Independent living also needs a considered kitchen, bathroom and utility connections. Share your indicative budget and preferred finish so an estimate can address the whole brief.
Start with a short project brief
Send the location, photos or a site plan, number of residents and rooms required. Add your budget, preferred programme and any existing plans or permissions. We can discuss the information needed to develop feasibility and the Eco Kit scope.
Official regional information
Answers to practical questions.
Is Compact automatically a care dwelling?
No. Compact is a starting point for a housing design. In Flanders, eligibility for zorgwonen depends on residents, ownership, the dwelling and applicable conditions. The specific proposal needs reviewing.
Can a compact home accommodate a relative?
That can be investigated for your brief and plot. Independent living arrangements, access, services and planning requirements need defining before the solution is agreed.
Can a step-free home be designed?
We discuss actual accessibility needs from the design stage: access, doors, circulation, bathroom and outdoor space. Feasibility depends on the person, the plot and the proposed plan.
