There is no single price for every home
The area, geometry, site conditions, structural spans, façade and level of finishing all affect the budget. KiteHouse prepares a project-specific offer. A confirmed price for an agreed kit package needs a defined design and specification; it should not be read as the cost of every element of your home.
What to include in your budget
Keep the building package, site works and professional services visible as separate lines. The comparison below is a checklist to discuss, not a standard promise that each item is included in the Eco Kit.
| Budget item | What to clarify |
|---|---|
| Design & studies | Architecture, engineering, surveys, energy assessment and permit documents. |
| Eco Kit package | Prepared components, specification, drawings and assembly information covered by the offer. |
| Site preparation & foundations | Ground conditions, excavation, foundation design, access and connections. |
| Transport & assembly | Delivery, unloading, lifting if needed, contractor labour and site coordination. |
| Envelope & technical systems | Windows, weatherproofing, insulation, electricity, heating and ventilation: define the supplied scope. |
| Interior & exterior finishes | Fit-out, kitchen, bathrooms, flooring, terrace and landscaping as applicable. |
| Other project costs | VAT, fees, insurance and an allowance for project-specific uncertainties. |
How to compare a price per square metre
Check whether the quoted area is gross or usable, whether VAT is included and whether the offer covers only the structure or the completed building. Use the same specification for windows, insulation, heating, ventilation and interior finishes. A lower headline figure may cover a smaller scope.
Can I order a turnkey home?
The Eco Kit is developed for assembly by contractors. Agree who supplies each item, who coordinates the works and what handover includes. If you want a completed home, the kit offer and the contractor’s remaining works need to form a clear, complete budget.
Send us a useful project brief
Share the location, a site plan or photos, approximate floor area, number of rooms, desired finish and target budget. For an extension, add existing plans where available. We can then discuss feasibility, the scope of the kit and the information needed for a meaningful estimate.
Answers to practical questions.
What does a prefab home price include?
That depends on the offer. Check whether it covers the kit, a weather-tight shell or a fully finished home. Compare the same area, specifications, VAT and included works.
Can the Eco Kit price be fixed?
A confirmed amount applies to the agreed design, specifications and supply scope in the offer. Changes and other works need separate agreement. Request an estimate for your own project.
